Roof system ensures consistent quality for south east development

Leading roof tile manufacturer Russell Roof Tiles has strengthened a new Bloor Homes development with its complete roof system.

The manufacturer has provided the private housing project with the desired rural roof look whilst meeting the developers’ necessary sustainable credentials to enable them to provide energy-efficient homes.

Located in the village of Ash Green near Guildford, the scheme, called The Paddocks, due to be complete by 2026, will provide 93 one-to five-bed properties. Blending a rural feel with modern convenience, it will offer an in-demand selection of diverse, open-plan homes for families and first-time buyers.

Russell Roof Tiles has provided Bloor Homes with its comprehensive roof system, which includes concrete roof tiles, dry fix system, ventilation products, fixings and, for this project, the RussFast Low-Resistance (LR) Underlay – everything needed for a high-quality, complete roof. For The Paddocks development, the manufacturers Lothian 145 tiles in Autumn Stone, Burnt Orange and Slate Grey were specified to provide the appearance of small format tiles.

By utilising the full suite of Russell Roof Tiles products, installed in line with the given guidelines, Bloor Homes were able to take advantage of the manufacturer's 15-year RussSpec Guarantee. This provides piece of mind and quality assurance in line with current British Standards, Codes of Practice and building regulations.

The new Bloor Homes scheme has a sustainable focus, which extends to the use of high-performance materials to help reduce overall carbon footprint and enable homes to ‘grow’ with their natural surroundings. Concrete roof tiles, such as those provided by Russell Roof Tiles, are known for their energy-efficient manufacturing process, which helps to reduce the overall environmental impact of the construction process. Typically, they require less energy for production than their clay counterparts, amounting to a 30 per cent reduction in energy usage.

Russell Roof Tiles has always been at the forefront of sustainability and was the first UK roof tile manufacturer to have achieved an “Excellent” rating for responsible sourcing. In 2022, the company also announced plans to become a Net Zero business by 2040, focusing not only on its manufacturing impact but the wider influence of its products too.

The RussFast LR Underlay specified for this site, provides a high level of vapour permeability, helping to avoid the risk of harmful condensation, whilst remaining completely airtight. It is part of the manufacturer's premier underlay line which also features a high-resistance variant. The range, which was one of the firm’s biggest investments in 2024, has been designed for warm or cold roof construction and is compatible with all Russell Roof Tile accessories. Both products conform with the industry’s highest quality standards and can be used throughout the UK, making it simpler and easier for specifiers to use on a range of different project types.

As part of the development of its Natural Range, Russell Roof Tiles introduced a new selection of stone effect tiles: Autumn Stone, Country Stone and Harvest Stone. These concrete tiles give a stone appearance when laid and have been used on a range of developments, including The Paddocks, when the planning requirement had been for a stone aesthetic.

Russell Roof Tiles has previously supported Bloor Homes on a number of developments. Last year the manufacturer provided its Lothian tiles in Cottage Red for the first phase of a multimillion-pound Berewood ‘garden city’ scheme in Hampshire, which over the next 10-15 years will be built to provide 2,550 homes and a range of amenities. For the 11-acre site, Bloor Homes required a high-quality tile that matched the rural look of the community while keeping to budget.
